Our Liquid Builder program for developing the Carolina Cash Duplexes is one of most frequent interest to out-of-state as well as local buyers. The Carolina Cash Duplex Program offer investors the greatest balance between monthly cash flow and appreciation—cash flow is usually maximized in older established rentals versus new construction offers the best opportunity for maximum appreciation—the Carolina Cash Duplex provides an exceptional balance of both.  To participate in the Liquid Builder program, an investor must place an escrow deposit per duplex and then qualify in the Liquid Builder loan program or with a construction-to-perm lender of choice.  Once fully qualified, final sign off on contract is completed and deposit becomes non-fundable; then the investors duplex is schedule in current project management timeline—often build out will be complete within 30-90 days of final contract date. However, Liquid Houses must reserve the right to delay construction starts until commitments for minimum number of units in a project build out is reached—which varies by build site and builder partner. Marketing for tenants will begin with the construction of the first unit in phase and continue through the development of all units until all units are leased. Final turnover to the investor will occur when certificate of occupancy is approved and released.
